M&T BANK BECOMES FIRST ROUTE 40 TENANT ON BULLE ROCK’S CORPORATE CAMPUS
COLUMBIA, Md. (Nov. 21, 2006) – “If you build it, they will come.” This signature line from Field of Dreams accurately describes activity at the mixed-use Bulle Rock (www.bullerock.com) campus, being developed by Manekin, LLC, Clark Turner and H&S Properties Development Corporation in Havre de Grace, Md.
First came the renowned Bulle Rock golf course: Maryland’s #1 public golf course and home of the McDonald’s LPGA Championship. For the fourth consecutive time, Bulle Rock recently made the five-star list in Golf Digest’s Best Places to Play. For the sixth year in a row, GolfWeek Magazine recently included Bulle Rock in its ranking of “America’s Best: Top Modern (post-1960) Courses.”
Then came The Residences at Bulle Rock, a resort-style community being built around the golf course. With the slogan, “Life Imitates Vacation,” the project will comprise approximately 2,000 condos, villas and single-family homes; a 37,000-square-foot Community Center, and many additional amenities for luxury living. In just two years, it has become the area’s #1 selling planned community, with approximately 460 homes sold and 280 settled.
Now prime office space is emerging. M&T Bank (www.mandtbank.com) recently became the first tenant on the Rte. 40 parcel of the Bulle Rock Corporate Campus. It opened a full-service 3,500-square-foot branch at 1500 Blenheim Farm Lane, just off Route 40, at the back entrance to the development. Joe Bradley and Matt Haas of Manekin represented the developers, while Barbara Simmons of M&T Bank represented the bank.
In addition to featuring two ATMs—one walk-up and one drive-up machine – and a customer service center, the Bulle Rock branch also handles general account inquiries, as well as non-cash transactions, such as ordering check supplies and placing a stop payment.
Managed by Amy Plante, the branch operates Monday through Thursday from 9 a.m. to 5 p.m., Friday from 9 a.m. to 6:30 p.m., and Saturday from 9 a.m. to 1 p.m. Drive-up hours are Monday to Thursday from 8 a.m. to 5 p.m., Friday from 8 a.m. to 6:30 p.m., and Saturday from 9 a.m. to 1 p.m. The phone number is 410-939-1451.

M&T Bank is the lead tenant in the Bulle Rock office/service building fronting Rte. 40. Built by Manekin Construction and designed by Brasher Design as a gateway to the Bulle Rock campus, the single-story building combines contemporary architecture with large cornices and other traditional elements to blend in with the overall look throughout Bulle Rock.
Manekin is in discussions with several prospects to lease the additional 6,000 square feet in the building. Plans call for the remainder of the Bulle Rock Corporate Campus to comprise 350,000 square feet of space for lease or build-to-suit on Bulle Rock Parkway, at the front end of the development with easy access from I-95.

Combine BRAC and construction of 2,000 homes at Bulle Rock, and you definitely will see more demand for Class A office space,” Bradley said. “Bulle Rock, the Waters Edge Corporate Campus in Belcamp and the future Bainbridge Corporate Campus in Port Deposit form part of the last frontier for Class A office product in the northeast I-95 Corridor.”
Developed by Manekin and Clark Turner, the Waters Edge Corporate Campus will total 467,000 square feet of space. It will comprise four mid-rise office buildings, eight one-story office/service buildings, a hotel and restaurant. The first two mid-rise office buildings and the first office-service building are open. Construction recently began on the third mid-rise building.
The corporate campus at the former Bainbridge Naval Training Center, under development by The Bainbridge Development Corporation, Manekin, LLC, Clark Turner, The Michael Companies and H&S Properties Development Corporation, will include 2.5 million square feet of technology, office and retail/service space. Additionally, it will feature a Cecil County Community College campus, as well as a public library branch and facilities for Cecil County Public Schools.
